
OUR STORY
The newly renovated & historic Argyle Theatre on Main Street in the Village of Babylon, NY, opened in Spring, 2018 with the musical Guys and Dolls, the first show in a full roster of musicals, concerts, comedy and other performances. The theatre offers six annual main stage productions featuring performers from Actors Equity Association, the union for professional stage actors.
Broadway Comes to Babylon!
The much-anticipated performance venue has been brought back to life by Mark and Dylan Perlman, a father-son duo behind the $4-million project. Seaford residents Mark Perlman and Dylan Perlman have long dreamed of bringing high-quality live theatre to Long Island’s South Shore and have the found the ideal setting on Main Street in the beautiful Village of Babylon.
To help fuel the success of the Argyle Theatre project, the NYS Empire State Development Corporation awarded the Perlman’s a $150,000 grant, and the Babylon Town Industrial Development Agency awarded the theater tax breaks worth nearly $300,000.
Renovations of the Suffolk County theatre have been extensive, ranging from demolition of down walls, building a massive stage, painting, updating carpeting and curtains, installing state-of-the-art sound and lighting systems, adding a bar to the upstairs lounge, and refurbishing the nearly 500-seat theatre’s iconic marquee and sign. Babylon Village Mayor Ralph Scordino said, “It’s going to be a fantastic boost for our downtown.”
Our History

The Colorful Life of a
Historic Long Island Theatre
The Argyle Theatre has a rich history of entertainment reaching back to 1921 when a newspaper article in the Babylon Leader announced plans for a “$100,000 Theatre for Main Street.” With a 1,500-seat capacity, the new Capitol Theatre was expected to be “the finest theatre on the South Side.” The new entertainment venue would not only benefit residents, it would help Babylon become a more attractive summer resort for vacationers.
A 1923 playbill advertised daily performances ranging from vaudeville to adaptations of Broadway shows such as The Hero and East Side West Side.
In 1925, the Suffolk County theatre re-opened under new ownership as the Babylon Theatre, delighting audiences with its many modern improvements including a flashy electric marquis. An advertising campaign to surrounding communities was so successful that 500 people had to be turned away on opening night. It was obvious that the Babylon Theatre was poised for success.
Throughout the following decades, the Babylon Theatre survived two fires and several different owners as it continued operating as a modern cinema house until 2014.

CO-OWNER AND MANAGING PARTNER
Dr. Mark Perlman
Dr. Mark Perlman is a proud supporter and lover of live theatre and the performing arts. In fact, Mark accompanied his son, Dylan Perlman, across the United States while he was on the National Broadway Tour of the play “On Golden Pond.” Together with his son, Mark is overjoyed to bring live theatrical productions to Babylon Village at The Argyle Theatre. Beyond The Argyle Theatre Mark Perlman is a licensed Clinical Psychologist and a certified School Psychologist. Before purchasing the Babylon Village movie theatre and converting it into the live theatre venue, The Argyle Theatre, Mark worked in the Valley Stream High School District for three decades. He’s run a private practice for 27 years and is the Founder, Director, and Senior Clinician of Wantagh-Seaford Counseling Services P.C. Mark also served as the Program Director of Horizon Day Camp at New York Institute of Technology for 26 years. Mark has maintained a lifetime of involvement and love of sports, and has been an active participant and/or coach in baseball, softball, basketball, tennis and soccer. He has been involved in numerous live musical theatre productions at Valley Stream South High School and is also a self-admitted karaoke junky. Personal Life Mark lives in Seaford, New York with his wife Kathy, who works as a special education teacher at Plainview-Old Bethpage High School. His daughter Rachel is an account executive with JRG Apparel, and her husband Sean will oversee security at The Argyle Theatre. Mark’s son Jonathan resides in New York City, where he works as a professional trainer. Mark is thrilled that after more than three years of passion and perseverance, The Argyle Theatre has finally come to fruition as a beautiful performing arts venue in the heart of Babylon Village.

Dylan Perlman
Dylan Perlman, Co-Owner and Managing Partner of The Argyle Theatre, has worked tirelessly since 2012 to realize the vision of creating, growing and sustaining a premier live theatrical venue on Long Island. Dylan is an accomplished entrepreneur across multiple industries, as well as a graduate of Hofstra University’s Honor Program, with a degree in Economics and Psychology, and Seaford High School, where he starred in his school’s theatrical productions for four consecutive years and graduated at the top of his class. Alongside his father, Mark Perlman, Dylan has worked with a passion to bring Broadway to Babylon. Beyond The Argyle Theatre Dylan was the Director of the Theatre program at Horizon Day Camp for four years, which was preceded by two years as Assistant Director. Dylan has been a part of dozens of theatrical productions, with involvement ranging from performance, technical, directorial and production positions. He has been performing on stage since the age of 7 in camp, school, regional, and Broadway level theatre. As one of The Argyle Theatre owners and Executive Producers, Dylan Perlman is ecstatic to have finally opened the doors of the historic Argyle Theatre after years of work, and he looks forward to many successful and entertaining years at the newly renovated and beautiful venue. ARTISTIC DIRECTOR
Evan Pappas
As a critically acclaimed actor and director, San Francisco-born Evan Pappas brings nearly four decades of expertise to the Argyle Theatre as its Artistic Director. A proud member of Actor’s Equity, SAG-AFTRA and Stage Directors and Choreographers Society, Evan is currently represented as a director with off-Broadway’s A Letter to Harvey Milk at The Acorn Theater. Past directorial credits include Liberty (Theatre 80 and 42West); Wonderful Town and Dubarry Was a Lady (both for Musicals Tonight!); Evita, West Side Story, Kiss Me Kate and The Daughter of the Regiment for Opera North; The Color Purple and Sister Act for Arts Center of Coastal Carolina; Lucky Stiff (Arizona Broadway Theatre); Murder for Two (Depot Theatre); and Funny Girl and Seven Brides for Seven Brothers for San Francisco’s Broadway By the Bay. Both of these last productions garnered Evan a Best Director nomination from the Bay Area Theatre Critics, with Seven Brides winning the award for Best Production. Additionally, Evan has directed many benefits, readings and cabarets in New York City, including the Drama League’s benefit honoring Kristin Chenoweth, and several evenings of musical comedy at 54 Below. As an actor, Evan had a long and illustrious career, starring on Broadway in Ahrens and Flaherty’s My Favorite Year, Jason Robert Brown’s Parade (directed by Harold Prince), Putting It Together (opposite Carol Burnett), and for four years in A Chorus Line, with which he also toured the country. Off-Broadway credits include Cafe Society Swing at 59 East 59 and I Can Get It For You Wholesale for Jewish Rep. In London, Evan starred in two Stephen Sondheim classics, Follies and Merrily We Roll Along. Evan won the prestigious Helen Hayes Award for Best Actor for his portrayal of Harry Witherspoon in Ahrens and Flaherty’s Lucky Stiff at Olney Theatre Center, a role he recreated for the show’s world premiere recording. GENERAL MANAGER / DIRECTOR OF SALES
Marty Rubin
Marty Rubin has been a Director of Sales on Long Island for many years. He has worked with many Chambers of Commerce, Rotary Clubs, Long Island Associations, Non-Profit Organizations, small businesses, social clubs and large corporate clients in the Long Island and Metropolitan area. He has won numerous national and regional business achievement awards including best salesperson of the year for a national company. Marty makes his home on Long Island and is happily married with 2 children. He has a tremendous love of sports and played four years of baseball for Queens College. Marty was honored by being selected to the Knickerbocker Conference All-Star team his senior year. Marty enjoyed coaching his son in baseball for 10 years in the Half Hollow Hills Little League. His parents had a tremendous love for the arts and took Marty to many live performances at a young age, giving him a great appreciation for theatre. Marty is very excited to be the Director of Sales at the Argyle Theatre at Babylon Village and looks forward to helping the theatre become a regional destination for live entertainment on Long Island. General Manager / Director of Operations
Dan Ostrander
Dan Ostrander (Director of Operations) continues his long-standing involvement with the glorious building here at 34 West Main Street in the beautiful Village of Babylon. Dan began his time in the village as General Manager of the former movie house and is excited to continue bringing his theater management expertise to the budding Argyle Theatre. Dan is a long-time resident of Long Island along-side his wife, Nicole, and children, Amelia and Lucas. Dan is a graduate of St. Joseph’s College in the field of Secondary Education in Social Studies/History. He enjoys traveling the world to explore historical sites. In addition to his long managerial history in the theater industry, Dan has also been a lead vocalist in multiple Long Island bands and continues to dabble in the music field in his spare time. Ann Steinberg
Ann’s love of live theatre is what brought her to the Argyle Theatre where she became a season ticket holder in 2021. The warm inviting atmosphere had her come out of retirement where she has embraced her role as the Director of Advertising & Sponsorship Sales. Before The Argyle Theatre Ann is a seasoned business professional with 33 years of experience in both the Engineering and Fashion Industry. A graduate of The Fashion Institute of Technology with her Associates in Fashion Buying and Merchandising and her Bachelors in Marketing/Merchandise Management. Ann left the Fashion Industry where she worked in sales and fashion forecasting and switched gears to join her family’s Engineering firm in NYC. Wanting to learn and grow in all aspects of the business, she gained experience in many departments and wore many hats including CAD Design, Marketing, HR/Operations, & Contract Management. Ann’s strength in leadership and financial capabilities led to her role as the CFO where she worked for 13 years, before retiring in 2020. During her career in the Engineering Industry Ann earned certifications in Accounting, Business and Contract Management. Ann spearheaded and implemented the company’s Special Inspections Program where she served as the Deputy Quality Manager. She served on the CFO Committee for the American Council of Engineering Companies, and was an integral part of the team which received 2 National Awards of Excellence from the American Council of Engineering Companies for the projects at 200 Park Avenue Chillers and The Helmsley Hotel Cooling Towers. Ann along with her husband Robert was the co-owner and Vice President of RW Land Holding Corp. from 2007 to 2024. The company owned many investment properties through the years including a home where they provided housing & opportunity for many disadvantaged women with whom they still assist today. While raising her family and being a career Mom, Ann was very active in her children’s school and community. She served on the Building Leadership Team, was the Recording Secretary and Vice President of the PTA at both the Elementary & Middle School level in the Sachem School district. Her attention to detail and leadership skills had her chairing many PTA committees and running many school events. She was the Treasurer of the Sachem High School girls’ soccer team and coached girls’ softball and basketball for the SYAG organization. Box Office Supervisor / School Trip Coordinator
Maryanne Rinaudo-Concessi
Maryanne is proud to be a member of The Argyle Theatre’s management team. A retired High School Administrator from the Syosset Central School District, Maryanne brings over 32 years of experience as an educator, leader, and coach. Maryanne holds multiple degrees, including a Bachelor of Arts in Mathematics, a Master of Arts in Mathematics / Secondary Education, and a Master of Science in Educational Leadership and Administration. She also holds licenses in School District Administration (SDA), School Administration and Supervision (SAS), and NYS Ed/Mathematics. Before joining The Argyle Theatre, Maryanne served as President and Owner of R-C Sports, an indoor sports training facility. Her background combines academic excellence, administrative expertise, and a lifelong passion for teamwork and community engagement. Throughout her administrative career at Syosset High School, Maryanne oversaw student discipline and supervised several academic departments, including Business Education and Family & Consumer Science. Earlier in her career, she taught Math, and coached Varsity Softball and JV Soccer, earning recognition such as Nassau County Coach of the Year and multiple Team Sportsmanship Awards. A former Division I College Softball player, Maryanne competed in the NCAA Division I College World Series, exemplifying her dedication to excellence both on and off the field. A lifelong Broadway and live theatre admirer, Maryanne combines her love of theatre with her leadership and organizational skills to supervise Box Office operations, coordinate school trips, and manage group bookings for Children’s Theatre performances and birthday celebrations. She is excited to continue fostering community connections and enriching the theatre experience for audiences of all ages.

Co-Coordinator of Children’s Theatre
Nikki Rinaudo-Concessi
Nikki Rinaudo-Concessi is a Co-Coordinator of Children’s Theatre at The Argyle Theatre. Nikki is a graduate of the CAP21 Conservatory/Molloy University, where she earned her BFA in Musical Theatre. Nikki has appeared in regional productions, as well as in both MainStage and Children’s Theatre productions at The Argyle! Some of her favorite regional credits include A Christmas Carol, Mamma Mia!, Beauty and the Beast, and The Cher Show. In addition to performing, Nikki is an experienced director, choreographer, and dance instructor. She has worked on productions with The Argyle Theatre’s Children’s Theatre, West Babylon High School, and Divine Rhythms Dance. Nikki is thrilled to share her passion and love for theatre in her role at The Argyle. She believes live theatre is essential for audiences of all ages and hopes to continue bringing joy and inspiration to the community through the magic of theatre.

Technical Director
Pat Downes
Pat Downes has been working in the entertainment field for as long as they can remember. They have had the privilege of working with multiple theaters across the country. Pat believes that everyone who comes into the theater plays an intercall role in making wonderful art. May that be the audience coming in to enjoy, the stagehand under the set waiting for a cue, the ushers seating late comers, or an actor standing by to transcend themselves into the moment. Together the garden of theater blooms. Pat is very happy to return to the Arglye in a new capacity and evolving the space.

Production Manager
Callie Hester
Callie Hester is honored to be the Production Manager and Properties Supervisor of the Argyle Theatre! She couldn’t ask for a better team to be creating art with. Originally from Mississippi, she has been working professionally in musical theatre for the past decade and has been fortunate enough to have been at the Argyle for the past three years! She studied 3-D design and performance art at Mississippi State University, Props and creative design quickly becoming a major facet of her future. She has worked in many departments all over the country, being a part of many wonderful companies and a handful of fantastic premiere musicals and plays! In her spare time, she likes to write short stories and contemplate the stars. Endless love and gratitude to her family, friends, coworkers, bosses, and cat.
